BUYING WILL NOT HELP YOU WIN. YOUR CHANCES OF
WINNING WITHOUT MAKING A PURCHASE ARE THE SAME AS THE CHANCES OF SOMEONE WHO PURCHASES SOMETHING. IT IS ILLEGAL TO GIVE ANY ADVANTAGE TO BUYERS IN A SWEEPSTAKES.

What is the prize?

If the minimum 190,000 qualifying entries is met, the prize is 76.06 acres of undeveloped Texas Hill Country land located in Mason County, Texas, or US$300,000 in lieu of the property prize, at the winner’s election.   The legal description of the property can be found in the Farm and Ranch Contract attached to the Disclosures. The appraisal provided by the Mason County Appraisal District is US$684,540. 

 

What is the minimum tickets required for the prize to be awarded?

A minimum of 190,000 qualifying entries is required to be issued in order for the property prize or the US$300,000 to be awarded. If fewer than 190,000 qualifying entries are issued, the winner will receive a cash alternative based on 50% of the total amount associated with those qualifying entries.    

 

Do free tickets included in ticket bundles count toward the minimum qualifying entries?

Free tickets included in ticket bundles increase your chances of winning. However, those do not count toward the 190,000 minimum qualifying entries.    What happens if the minimum is not met? If fewer than the minimum qualifying entries are issued, a winner will still be drawn, and the winner will receive a cash alternative based on 50% of the total amount associated with those qualifying entries.    

 

How do I enter?

Read the Disclosures before entering. No purchase is necessary. There are two ways to enter the sweepstakes: (1) Purchase tickets by going to our Raffall Page, by registering for a Raffall account, and purchasing a ticket, and (2) Write in to enter without making a purchase by going to our Raffall Page, registering for a Raffall account,  legibly handwrite your Raffall User ID, the Raffall ID for the drawing transaction, and the words “Raffall free sweepstakes entry” on a postcard, with proper 1st or 2nd class postage and mail to: 7 Bell Yard, London WC2A 2JR, United Kingdom. All write-in entries must be postmarked and received at least 72 hours before termination of the drawing transaction period.    

 

Who can enter?

You are not authorized to participate in this drawing transaction if you are a legal resident of New York, Florida, or any jurisdiction where participation in this drawing transaction or receipt of the prize is prohibited. You must be eighteen (18) years of age or older or the age of majority in your state or jurisdiction of residence (which is nineteen (19) in Alabama, Nebraska, twenty-one (21) in Mississippi, and eighteen (18) in all other states in the United States) as of the date of obtaining the ticket.    

 

Why £? 

Each ticket can conveniently be purchased for £5 because we are using Raffall, a UK based sweepstakes platform. Why Raffall? Raffall is a trusted platform with many historical sweepstakes transactions. Not only does Raffall have a long history of succesful sweepstakes, but it is also well reviewed on Trustpilot.   Once you are on Raffall’s website to buy tickets, you can choose to change the ticket price to USD. £5 is approximately USD $6.70. No purchase is necessary to enter the Raffall.    

 

Where is the property located?

The property is located in Mason County, Texas. It is approximately 7 minutes from Mason’s town center, 45 minutes from Fredericksburg, and 2 hours from both Austin and San Antonio.   The legal description of the property can be found in the Farm and Ranch Contract attached to the Disclosures.  

 

What about taxes?

You won? Congratulations!   Generally, all income is taxable in the US. This includes income you win from sweepstakes. Whether you win the property, the USD$300,000 in cash, or a lesser amount of cash if the minimum entry requirement is not met, you will likely need to pay taxes. You should consult a lawyer or tax professional to assist you.  

In accordance with U.S. law, federal income tax on the real property prize must be paid before the winner can take possession. After an independent appraisal determines the property’s fair market value, the required tax amount, generally 24% for U.S. residents or 30% for non-U.S. residents, will be due at that time. Additional state or local taxes may also apply.

 

The property is under agricultural appraisal for property taxes. The estimated annual property taxes with the agricultural appraisal exemption is $122.40. If land receiving an agricultural appraisal changes to a non-agricultural use, the property owner who changes the use will owe a rollback tax. Read the Texas Comptroller’s website for more information here: https://comptroller.texas.gov/taxes/property-tax/ag-timber/index.php.  You should consult a lawyer or tax professional to assist you.

Are there structures on the property?

The property contains two shed like structures, in poor condition, and cattle equipment, such as chutes and pens. These are rudimentary and  contribute no value to the property.  There is perimeter fencing on the property and a well that provides water for livestock. Portions of the fencing and the well were damaged from the major flooding event that happened in July 2025. The damages will be repaired before the property transfers.    

 

Has the property ever flooded?

The only flooding we are aware of was during the July 2025 flooding event during which portions of the fencing was damaged and water got into the well house. The damages will be repaired before the property transfers.    

 

Is there a lease?

There is currently a grazing lease for five (5) heads of cattle on the property. The lease makes $600 per year, and is currently sufficient to cover the annual property taxes.    

 

Why are you giving the property away?

Launching Texas Land Dream is both a family decision and a mission. We're giving this property away because it's the ultimate symbol of the life we believe in. In a world that feels disconnected, we want to give someone the tangible foundation for a life of purpose, self-sufficiency, and connection to the land.  This sweepstakes allows us to celebrate our own journey while inviting others into the dream of wide-open skies and Hill Country living.

The Texas Land Dream Sweepstakes is our way of getting the word out. The publicity we gain from this giveaway will be the launchpad for our business, a comprehensive online resource dedicated to teaching people the skills of homesteading. We are building our own self-sufficient homestead from the ground up, and we will be documenting our process for you. We won't just show the finished product; we will share the raw and intimate journey, detailing the successes, the failures, and every lesson learned.

This property is more than a prize; it's an invitation to join us on a path to a life well-lived.

To make this possible, we've set a minimum number of entries to give us the funds to cover the investment in the 76-acre property and grow the capital needed for our business.

  • If we reach this threshold, the winner will have the life-changing choice of either the 76.06 acres in the Texas Hill Country or a $300,000 cash alternative. The winner gets the deal of a lifetime, and we gain the momentum and publicity to launch and grow Texas Land Dream.

  • If the minimum threshold isn't met, the property will not transfer. Instead, Raffall will award 50% of the ticket revenue as a cash prize to the winner. In this case, we still earn the publicity needed to launch Texas Land Dream, and we receive up to 40% of the ticket revenue, which will be the initial funding for our business. 10% goes to fees for Raffall’s hosting of the sweepstakes. 

 

At its heart, this isn’t just about one piece of land—it’s about sparking a movement where more people can imagine themselves as landowners, even if they start with just a dream. This property is more than a prize; it’s an invitation to join us on a path to a life well-lived.

What are the odds of winning?

Potential prize winners will be selected in a random drawing from all eligible entries. Odds of winning depend on the number of eligible entries received. The odds of winning can be determined by dividing the number of tickets held by you by the total number of tickets issued in the sweepstakes.
